Real Estate Tips As We Reach The Midway Point of 2019

When you’ve been in the real estate business for as long as I have, you learn quickly that a realtor’s job is to be aware of everything – from the more talked about stuff that most clients at least know a little bit about to tips and tricks that are hot off the presses. To me, there’s no better feeling then knowing both the buyer and seller got what they wanted and needed and that they came out on the other side with a little more knowledge than they had walking in.

So with that in mind, I want to make sure everyone knows a couple of things as we’ve reached the midway point of 2019.

For starters, if you are considering purchasing a new home in the Lake Cities area or surrounding communities, doing so before the end of 2019 is a smart move. Interest rates are down below 5%. That’s super cheap when you consider rates on most credit cards are 12% or higher – and most people use those every single day.

We’re not seeing as many multiple offers on homes as we did this time last year, but homes under $250,000 are being scooped up a lot faster, and for homes under $200,000, many are getting multiple offers. There’s plenty of buzz in the housing market right now, and that’s huge when your biggest goal is to find your next dream home.

Don’t worry, sellers. I haven’t forgotten about you. The biggest tip I can provide right now is to make sure your house is staged and being presented properly to ensure it always looks better than anyone else’s.

Staging is the big catch phrase right now. Most potential homebuyers struggle to envision what a living space could be when it’s empty or untidy. This is where you need to think in terms of cozy furniture, color-coordinated accessories, making every room look larger, and eliminating clutter as much as possible.

Also, make sure you are working with an experienced realty team (like mine … shameless plug) that isn’t afraid to roll up its sleeves and make sure your home is as eye-catching as possible. This includes detailed photographs of your home – inside and out. Too many times, I see pictures of homes that are taken from too far away or with a cellphone and don’t capture the beauty you are trying to display. A good realtor will go above and beyond to make your home stand out.
